Can you hold a place before I apply?
Unfortunately, no! We hold rentals for prospects with approved applications on a first come, first serve basis only. -
How old do you have to be to apply?
18 years or older. -
Is the deposit refundable?
Yes, pending no damages or balance owed upon your eventual move out. -
Who needs a cosigner?
A co-signer may be needed if you are a first time renter with no credit score, have little to no proof of income or have a high income to debt ratio. -
You have a property I want to rent. How do I apply?

How do I pay rent?

I want to get a pet. What do I do?
Notify our office and we will send you a pet application. Please note not all of our homes are pet friendly so be sure to check with our property management team BEFORE you bring home a furry friend. -
I want to move out, but my roommate wants to stay. What do I do?
Notify our office and we will help facilitate a change in occupancy. Please note the remaining roommate will need to re-qualify for the rental on their own. -
My lease expiration is coming and I want to move out. What do I do?
We require a written 30 day notice to vacate. You can submit this via your online resident portal or email our team at Eugene@dwellpm.com -
How do I apply and what are the qualifications?
Rental Application PolicyAt Dwell Property Management, we comply with all state and federal fair housing laws and are committed to welcoming applicants of diverse backgrounds, including all races, ethnicities, religions, genders, family situations, and individuals with disabilities.
Please be aware that applications are not considered received until all required information is provided and verified. Applications missing necessary details or information that cannot be confirmed may take longer to process, and some may be declined if incomplete. Even if an application meets basic eligibility requirements, approval is not guaranteed and may depend on additional criteria described in our “Reasons for Denial.”
If an application is not approved or a particular property is unavailable, applicants may submit a new application for another property within 90 days of the initial submission without paying another application fee.
Any applicant over the age of 18 must submit a separate application and pay a non-refundable application fee of $50. For properties in Eugene city limits, the fee is $10.
This fee is authorized under ORS 90.295 and is used to cover the screening process. Screening may include confirming the application is complete, reviewing income to ensure it meets requirements, checking references, and obtaining a credit or tenant screeningreport.
Refund Policy: The application fee can be refunded if the applicant decides to withdraw before the review begins, or if the application is cancelled because an earlier, fully reviewed application was approved. Once the review has started, the fee is non-refundable.
Rental Application Requirements & EvaluationPlease review the following carefully to ensure your application can be processed smoothly:
Documents Accepted
Employed Applicants:
- Only income that will continue after you move in or sign the lease can be considered; past employment or temporary income that won’t carry over cannot be used.
- Most recent 30 days of paystubs. Offer letter for a new job if employment has not yet started and no paystubs are available.
Other Income Sources:
- Social Security or pension award letters.
- Any other verifiable documentation of additional income.
Self-Employed Applicants:
- Prior year Schedule C tax return or current profit and loss statement.
- Business checking or savings account statements showing income deposits (please indicate which deposits count). Provide the two most recent monthly statements.
Unemployed Applicants:
- Current printout showing unemployment benefits (weekly amount and total available).
Assets:
- Checking or savings account statements may be used to meet income requirements (two most recent monthly statements).
- Investment accounts are not accepted.
Co-Signers:
- Proof of income (3× the monthly rent) and credit score above 650.
Additional Application Details:
- Vehicle: make, model, year, color, license plate.
- Occupants/Dependents: full name, date of birth, relationship. Anyone over 18 must apply separately.
- Pets: name, type/breed, age, weight, and photo. ESA or service animals require proper documentation.
- Emergency contact: full name, phone, email, mailing address.
- Desired move-in date.
How Applications Are Evaluated
Approved:
- Household income is at least 2.5 times the monthly rent
- Credit score is 650 or higher
Co-Signer Required:
- Household income is at least 2 times the monthly rent but less than 2.5 times, or
- Credit score is between 540 and 649
Criteria Not Met or Denied:
- Household income is less than 2 times the monthly rent, and/or
- Credit score is below 540
